The Buying Process

Sort: Identify your needs, preferences, and priorities. Build a target profile of the location and home you’re looking for.
Search: Visit neighborhoods, go into selected properties, view daily email updates. Gradually narrow your search until you find properties you’d like to negotiate for.
Negotiate: Make an offer in writing with proposed price and terms and, possibly after one or a number of counter-offers, either come to agreement or decide to resume your search for another property.
Close: Once you have an accepted offer, complete a detailed contract, inspect the property thoroughly, secure your financing, and pass papers and get the keys to your new house.

The Selling Process

Evaluate: Coughlin & Company will provide you with a comparative market analysis to help you determine the current value of your home and how to price it.
Market: Prepare your home and begin showing it. Implement a tailored marketing strategy including an appropriate mix of signage, advertising, Multiple Listing Service (MLS), open houses, information sheets, etc.
Negotiate: Receive a written offer with proposed price and terms and, possibly after one or a number of counter-offers, either come to agreement or resume marketing.
Move: Once you have an accepted offer, begin moving your belongings out of the house, cancel utilities, and prepare the house for transition. We’ll provide you with helpful guides and checklists.
Close: A detailed contract is prepared based on the terms of the accepted offer. Resolve any contingencies, and pass papers.
